What is the Process for Drying Commercial Large Scale Water Damage?

What are the Three Main Categories Defined in a Commercial Water Loss?
There are three main categories of water loss which are defined by the origin of the water, and the level of contamination. These categories determine which mitigation steps must be taken next.
- CAT 1: Clean water originating from a source that does not pose harm to humans. Wet materials can be saved by drying (e.g., any water intake for a washer or dishwasher).
- CAT 2: Gray water that contains significant levels of contamination and has the potential to cause discomfort or sickness if consumed (e.g., any water outtake for a washer, dishwasher, or other appliance).
- CAT 3: Black water that is grossly contaminated and certain to cause discomfort or sickness if consumed (e.g., floodwater and sewage).
What are the Classes That Define the Extent of Water Damage to Your Business?
In addition to categories of water loss, there are also classes that determine the extent of the water damage in a structure.
- Class 1: Water loss that affects a portion of the room.
- Class 2: Water loss that affects the entire room of carpet and pad and has wicked up the walls less than 24”.
- Class 3: Any water loss that comes from overhead.
- Class 4: Any water trapped or bound within materials of very low permeance requiring special drying procedures (e.g., subfloor, plaster, brick, concrete).
What are the Specific and Proper Steps in Drying all Water Damage to Your Business?
Depending on the category and class of water damage, specific and orderly steps must be taken to ensure complete and proper drying. By following these steps, you can rest assured that your structure is structurally sound and safe once again to occupy.
- Excess Water Removal: During this step, any standing water and any materials that cannot be dried out must be removed from the structure.
- Evaporation: This is the process of moving as much moisture as possible into the air and off of surfaces and materials.
- Dehumidification: Once the moisture is in the air, a dehumidifier will be used to reduce overall moisture levels.
- Temperature Control: Drying time can be reduced by controlling the atmospheric temperature of the structure—the hotter the air, the quicker the drying time.
